Talk to Alliance Portfolio

Self-Directed IRA investors

Real estate loans, held in a self-directed IRA.

Eligible IRA or old 401(k) assets may be able to invest in alternatives such as Alliance Mortgage Fund through a self-directed account. This page explains how that works, what’s required, and what to ask your custodian.

The capital may already be there.

Many investors do not realize that eligible IRA or old 401(k) assets may be able to invest beyond traditional public-market choices.

The money is already set aside for the long term. What often goes unquestioned is the narrow menu it sits in: a retirement account at a conventional provider usually holds only publicly traded stocks, bonds and mutual funds. Depending on the account and applicable law, it may be able to do more than that.

Self-direction opens another path.

A Self-Directed IRA is still a retirement account. What changes is the range of what it can hold.

Instead of only publicly traded holdings, a self-directed account can hold eligible alternative investments, including privately originated real estate loans. You continue to make the investment decisions. A third-party custodian or administrator handles the account itself, independently of Alliance Portfolio.

More investment choice
A broader range of assets than a conventional retirement account allows.
Retirement-account tax treatment
Earnings stay within the account’s tax structure; treatment depends on your circumstances and your tax adviser.
Compounding within the account
Distributions that remain in an eligible account may continue to be invested there.

From retirement account to investment.

One straight line, four steps, from opening the account to ongoing administration.

  1. Establish

Open a self-directed retirement account with a qualified third-party custodian or administrator.

  2. Move eligible funds

Transfer eligible IRA assets or roll over eligible employer-plan assets into the account.

  3. Invest

Complete the Alliance Mortgage Fund investment documents and the provider’s investment-direction paperwork.

  4. Provider administers

The provider handles account administration, recordkeeping and applicable reporting; you keep the investment decision.

Not every retirement account is eligible for transfer or rollover. Your provider and your own advisers confirm what applies to your accounts before anything moves.

What you should know.

A few things worth being clear about before using retirement capital this way.

Eligibility varies
Whether an account or plan can move, and what it may hold, depends on the account and applicable law.
Provider fees vary
Self-directed IRA providers set their own account, asset and transaction fees. Review the applicable provider’s current fees before establishing an account.
Prohibited-transaction rules
Self-directed retirement accounts are subject to IRS rules, including prohibited-transaction rules governing who may benefit and how the account transacts.
Tax and legal advice
Tax treatment depends on your circumstances. Alliance Portfolio does not provide tax or legal advice; consult your own advisers.
Investor due diligence
You choose the investment and remain responsible for your own due diligence. Alliance Mortgage Fund interests are available only to eligible accredited investors, and investment involves risk, including the possible loss of capital.
