Two ways to participate.
Investors hold one, the other, or both. The balance between them is a decision we’ll talk through rather than recommend.

- A diversified portfolio of California real estate loans, originated, underwritten and serviced by Alliance Portfolio.
- Trust Deed Investments
- Direct participation in a single loan: one property, one borrower, a stated lien position and a defined exit.
The steps.
Offering documents carry eligibility conditions, so we send the current version to you directly. Take your time with it, and take it to your own adviser.
A first conversation
What you’re trying to achieve, what applies to you, and which route makes sense to look at first: the Fund, individual trust deeds, or both.
Confirm eligibility
The Alliance Mortgage Fund is available to accredited investors. The requirements for an individual trust deed differ, and we confirm what applies to you before sending material.
Review the material
For the Fund, the current offering documents: the terms, the fees, the risks and the conditions on subscription and withdrawal. For an individual loan, the complete diligence package. Either goes to whoever you ask us to send it to, and is worth taking to your own adviser.
Invest
Subscription to the Fund on the terms in the offering documents, or funding a specific loan through escrow.
Receive income
From the interest borrowers pay. In the Fund, distributions are made monthly for as long as the investment is held; in an individual loan, on the schedule the note sets out.
Stay in touch
Reporting as set out in the documents for the route you took, and the same direct line to the people who made the lending decision for anything the reporting doesn’t answer.
